Staging for Sale
It is no longer a secret that staging has become perhaps the single most effective tool a compentent Realtor has in his or her tool belt! Most home buyers, prior to even starting to look at homes, have already spent hours shopping at stores such as Pottery Barn, Restoration Hardware, Bed, Bath & Beyond, just to name a few. Before they take their first step through the front door of a home for sale, they have already developed a preconceived idea of what they want their new home to look like. They want the home they buy to evoke feelings such as peace, serenity, comfort and wellbeing. They want to be able to feel "at home" the moment they walk through the front door. They are looking for that "Yes!" moment, and from the moment prospective buyers walk through the front door you have about 30 seconds to give it to them. Home buyers know almost instantly whether or not they can live in any given house, and once they have a gut response to a home they may linger for up to 30 minutes or so to verify that their first impression is correct.
The single most effective thing you can do to sell a house quickly and for the best price is to properly stage it for sale. Buyers cannot usually imagine the potential a home can have and it is our job to help create it. Unfortunately, many sellers do not understand the need to stage. In fact, many resent the idea that their home is not ready to sell "as it is". After all, their house is their home, and they've spent years getting it just the way they like it! To suggest that someone else may not like it in the same way they do can be insulting.
